Two business partners and I were looking for an investment property in Sacramento. We were on a budget, but still wanted to find a property with positive cash flow. Brian Jacks quickly paired down the list to properties that met our needs. We found a 13 unit complex in the low 400’s and, with Brian’s help, we were the winning bid at 15k under the asking price. That was the easy part. The hard part was getting used to our first commercial venture and dealing with a temperamental seller. Brian was on the phone with one of us almost every day for a month. The seller threatened to pull out from the deal, but as a result of Brian’s advice and tack with the seller’s agent, we were able to negotiate as many repairs on the As-Is purchase as we could without jeopardizing the deal. I would certainly do business with Brian Jacks again in the future.
